In major cities in Western Europe, the concentration of rental housing in the hands of larger investors has been a matter of course for several decades, just as the steady growth in the number of people living in rental housing throughout their lifetime. This trend is now reaching the Czech market and is only a matter of the near future, when it will become the new standard. The concurrence of many factors: the security and stability of the Czech economy, overpressure of money in the European economy and further quantitative easing by central banks, lifestyle changes of the young generation tending towards greater flexibility, growing migration of people to work in big cities, growing unavailability of housing for the middle class and lack of other investment opportunities with low risk, secured lien and regular returns are among the reasons for this new trend.
The principle of selling the Viktoria Center project is the same as the CTR group has implemented in the past in Germany, where we have successfully built and sold several large development projects in this way. In addition, we have operated rental residential compounds with more than 600 flats over a long period, not only in the Czech Republic, but also in Germany and Slovakia.
This all confirms that we are a pioneer with this concept of selling a residential project in the Czech Republic, but in the context of Europe we are already an experienced professional in this market segment.
